Project Brief
Opened in 1937 by King George VI and Queen Elizabeth, the Grade II Listed building is a landmark structure with strong historic and architectural significance. London Fire Brigade want to restore the building so it can be brought back into use as its new headquarters.
We are appointed to deliver preconstruction services, finalising Stage 3 and 4 design for the major refurbishment of its former headquarters at 8 Albert Embankment.
The refurbished building will preserve its Art Deco character while meeting modern standards for safety, sustainability, and operational efficiency.
Project Solution
Construction is expected to commence in mid 2027, with scope including the renewal of all mechanical, electrical and public health systems, and installation of new life safety systems throughout. The project also includes wholesale window replacement, re-roofing works, and re-cladding of the CMC building — the 1980s extension that formerly housed the control room.
Internally, the refurbishment will deliver new passenger lifts, partitions, ceilings, joinery and finishes, alongside a full refurbishment of the appliance bays and basement areas. A new ground-floor events and exhibition space will also be created, enhancing engagement with the public and stakeholders.
Project Outcome
Upon completion, this project will achieve:
- A design of a sustainable, future-ready headquarters for London Fire Brigade
- Refurbishment and modernisation of a Grade II Listed landmark building while retaining key features of the original 1937 design
- Accommodation for approximately 840 staff in a fit-for-purpose operational environment
- Full renewal of building services, life safety systems, windows, roofing and external cladding
- Creation of new public-facing events and exhibition space
