Projects Below £3million

We have a dedicated specialist team focusing on projects below £3million (PB3), in this blog our Operations Director, Jo Weston answers some of the key questions around our PB3 service offering, what’s involved and how we can help customers with project needs.

Q1. What are PB3 Projects?

These are all interior fit out and refurbishment projects that sit under £3M in value including Category A and B across all our sectors. Hence the name.

The projects would preferably be negotiated works with an existing customer within the Willmott Dixon group, where we have delivered a major project.  Alternatively a customer with a repeat pipeline of works of this value where we can build trusted long-term relationships.

Our experienced team has the in-house ability to take a project from inception which maybe at Stage 0 design all the way through to completion with key skills and experience in delivery within live environments.

 

Q2. What services do PB3 offer?

Our specialist team offer a fast and streamlined approach to smaller fit out and refurbishment projects working collaboratively with the customer to deliver a space that exceeds all expectations. The professional team are all from a shopfitting background and are used to working out of hours, to very tight timescales and in occupied buildings.

We work closely with existing customers by complimenting and extending the services of the main contracting and interiors business.  It may be that having completed a major new build or refurbishment, there are other areas of the building or other assets that the customer has smaller project requirements for, which our team can help with.

We offer a range of services: upfront budgeting and initial project advice; space planning and design services from our internal interior design teams as well as architect and design partners.  We offer a range of construction experience in both the public and private sector.

 

Q3. Can PB3 project be procured via Frameworks?

Yes, we have a dedicated frameworks team offering fit out and refurbishment services via a variety of local and national frameworks. Further information on our frameworks offering can be found here

 

Q4. What type of PB3 projects have you delivered or are delivering?

We deliver a range or projects in terms of value and sector. We are currently working within:

  • Commercial
  • Blue light
  • Defence
  • Higher and further education
  • Health
  • Secured Environments
  • Transport

We are always ready to take on projects from all sectors, for example, our management team and supply chain partners already have the necessary passes in place to deliver within various secured environments.

Projects are often Strip out and Cat A or CAT B fit-outs or refurbishments.  We have recently completed two Cat B fit-outs very successfully through the Procurement Hub framework, with future projects now being discussed.

We also have a team highly experienced in the challenging live environments of banking, retail and hotels.

Q5. What value range do you work within?

The value of our projects normally range between £1m to £3m. We do undertake projects below £1m for repeat customers or where there is visible pipeline of work.

 

Q6. Can you give an example of a typical PB3 project?

A good example of a PB3 project is the works we recently completed for Princess Alexandra Hospital Trust.  Procured through the Procurement Hub framework, the £1.1m project involved a 27,221 sq ft cat b office fit out, finishing defect free and handing over in 11 week’s – one week ahead of schedule.  Further information is available here.

Q7. How can you help customers with their requirements?

By engaging us we can offer the same experience you would get within the Willmott Dixon group, only with a specialist team that are experienced in smaller fast paced fit out projects. This could include smaller adjustments for customers or a complete full refit.

We also have a strong interior design team that can on projects from Stage 0 and work closely with customers to deliver their ideal space.
